Most small offices in Union County are cleaned by whoever the landlord uses, or by a service the previous office manager hired years ago and nobody has re-evaluated since. If you have never actually specified what you want, you are probably paying for a trash-and-vacuum pass and calling it cleaning.
Here is how to think about it properly.
Why offices are easier to clean well than homes
Offices are predictable. The same surfaces get used the same way by the same people every day. There is no clutter to work around, no personal items to move, no family schedule to accommodate.
That predictability is why office cleaning is where quality shows up most clearly. In a home, a rushed job hides behind clutter. In an office, a rushed job is obvious: fingerprints on glass doors, dust on the tops of monitors, the same coffee ring on the same table, kitchen supplies never restocked.
What should actually be in scope
For a small professional office, a properly specified recurring service covers:
- Floors: vacuum all carpeted area including under desks, and a multi-pass wash on hard floors, not a single pass with dirty water
- Glass and high-touch surfaces: interior glass doors, partitions, light switches, door handles, elevator buttons, shared equipment
- Fingerprints and walls: the details nobody specifies and everybody notices, particularly around door frames and light switches
- Restrooms: cleaned and disinfected with equipment that has not been used anywhere else in the building
- Kitchen and break area: counters washed rather than wiped, appliance exteriors, sink, and restocking of supplies
- Supply restocking: paper products, soap, and consumables, tracked rather than reported by whoever ran out
- Trash and recycling: including a walk-through so nothing is missed in individual offices
For cafes, restaurants, and food service, the recurring maintenance is usually handled by in-house staff and what is needed is periodic deep cleaning: ovens, refrigeration, hoods, floor degreasing, and the areas daily staff never get to. That is a different scope on a 30 to 45 day cycle rather than a weekly visit.
Scheduling around your business
The reason small businesses tolerate bad cleaning is usually scheduling. The service that could do it well cannot come at 5am, so you use the one that can.
We work early. Our teams can start before 7am, and as early as 4am for clients who need the space untouched by opening time. For offices, after-hours and overnight windows are available.
What to ask before you sign
- What is the actual scope in writing? "General cleaning" is not a scope. Ask for the task list.
- Who is coming, and is it the same people? Rotating strangers through your office is a security question, not just a quality one.
- What equipment comes in? Ask whether restroom equipment is used anywhere else in the building.
- How do you handle a complaint? The answer should involve someone coming on-site, not a credit on the next invoice.
- What happens when you are short-staffed? Every service has a bad week. Ask what happens during it.
The answers to the third question matter more than most buyers realise, which is why we published our equipment and cross-contamination standards in full.
What it costs
Commercial pricing depends on square footage, frequency, floor type, restroom count, and whether food service is involved. A small professional office on a recurring schedule is a meaningfully different number than a restaurant deep clean.
We quote after we understand the space. What we will not do is quote low and then quietly reduce the scope to make the number work, which is the standard practice in this industry and the reason you are reading this. The difference between the two shows up exactly where surface cleaning and thorough cleaning diverge.
